As a home watch service in Fort Myers, I have a passion for homeowners and their homes. It’s always sad when a client sells his or her home, but it’s also an exciting time for them!
I want my clients to get the best from their homes at all times, and that includes when they go to sell. So, I decided to offer a few tips for staging your home when you go to list it on the open market.
Bring In Lots of Light
We love light here in Southwest Florida. The sun shining through our windows and illuminating and warming our homes is something we treasure. Buyers treasure it, too, which is why you should make sure you have plenty of it in your home.
Open up those windows. Install bigger windows for your lanai, your kitchen, your den. Also consider installing accent lights throughout your home, both on the inside and the outside. Even decorative torches in your backyard can make for excellent showings at dusk.
Clean, Clean, and Clean
Your home has to be immaculate when you show it to a prospective buyer. This means cleaning from top to bottom, and scouring the walls, floors, and even ceilings – to make sure everything sparkles.
For your bathroom, mix one part water with one part bleach and attack any moldy walls. One part muriatic acid and 10 parts water can also take on grimy glass, like with a shower door.
Remove Clutter and Depersonalize
Clutter detracts from a home. Even though we like to keep our homes nice and neat and like show homes, sometimes our possessions take over.
So do our personal touches. So, declutter by removing anything that’s not absolutely necessary. Remove most personal touches as well. You want your buyer to be able to connect with your property, and that means giving them a blank canvas so they can project their own aesthetic onto the property.
You can also hire a professional staging service that can recommend specific décor and themes, including pieces of furniture designed to accentuate the strengths of your home. And, of course, make sure your property is properly landscaped so it looks its best.
